Should You Repair Or Replace Your Windows?

Should You Repair Or Replace Your Windows?

Repairing and replacing windows every year is necessary for keeping your house in good condition. You can often keep drafts out of your house by resealing the windows, but eventually, you will need to replace the structures. Here’s what you need to know to decide if it’s time to replace your windows or if you can get by with a simple repair.

When To Repair a Window

Old windows can cause your home to be cold and drafty if they don’t keep outside air from infiltrating the house. They can also cause problems with your HVAC system and cause it to be less efficient. Resealing your windows can take care of many issues.  If you notice either of the following issues, you can probably repair the window to save money on the cost of replacing it.

  • Peeled weather stripping: Weatherstripping is put in place around a window to close any small cames between the window and the walls of your house. The peeling wears down with age and the stripping may start to peel away from the window frame. If the window itself is still in good condition by the weather stripping no longer adheres to the frame, you should be able to replace the stripping instead of the entire window.
  • Gaps between the window and its frame: As houses age, they settle. This could cause small gaps to appear in the wall around a window, which lets outside air infiltrate your home and could affect the temperature inside the building. You can usually solve this problem easily by applying caulk to the gaps.

When To Replace a Window

If you have to reseal your windows every year, it may be time to replace them. Replacing windows may be a higher expense upfront, but it will save money on yearly maintenance.

You definitely need to replace a window if the frame is dry rotted or has water damage. You may also notice that the window panes are streaked and smudged. Because most double-paned windows come with argon gas between them to improve insulation, if a window is past the point of being repaired, it will start smudging on the inside.

The final reason you may need to replace a window is if the gaps around it are too large to fill with caulk or weather stripping. This can happen if you don’t reseal a window when you start to see small gaps around the frame, so it is important to keep up with yearly window maintenance.
