Being a property manager is not an easy task. There are so many things that one needs to do. However, one of the most annoying tasks is probably getting the right handyman. They are either unavailable, costly, or simply do not show up.
As a result, the managers of luxury rental properties must be their own handyman. Now, we are not asking you to do a complete handyman course. We are asking you to have some ideas about fixing things.
Skills You Must Know As A Luxury Rental Property Manager
It would be wrong to presume that every homeowner ot property manager would be great with tools. However, what happens when there is nobody to help you with a faulty plumbing or a similar issue? Therefore, in this article, we will be looking at some of the basic skills that can mean the difference between a good and a bad day. Therefore, follow along:
#1 Repairing the Drywall
One of the most common and useful skills you need to know is how to repair drywall. Drywalls are constantly getting damaged by actions such as dent-causing accidents, or nails from picture frames, etc. Repairing damaged drywall can be an easy project, depending on the damage.
For most cases, all you might need is a sandpaper, putty knife, joining compound, substitute drywall, and a utility knife. All you need to do is cut out the damaged part with the substitute drywall and use the putty knife and compound to rejoin the damaged wall.
#2 Changing the HVAC Filter
If you have central air conditioning at your luxury rental property, then you know how annoying clogged HVAC filters can be. Therefore, it is very important to swap them out after every few months. This will keep the air quality inside your villa or penthouse clean and optimized.
Knowing how to change the filters is a basic skill everyone needs to know. To swap out the filter, simply uncover the filter cover with a screwdriver. Discard the old filter once you are done with it. Then use a vacuum cleaner or a microfiber cloth to wipe it. Once done, replace the old filter with a new filter.
#3 Turning off the Gas
Almost all rental properties run on natural gas. This is made available through an in-house system that is closely reminiscent of plumbing. Therefore, it can also start showing leakages after sustained usage.
This is not just annoying, but it can be quite dangerous. Therefore, having a clear understanding of how to manage such a situation is a literal life-saving skillset. You need to develop your nose to locate the leak, and then use an industrial wrench to tighten it, if it happens near any joints.
#4 Repainting
No matter what you do, paint would dull over time. Therefore, it is something that requires regular touchups from time to time. Therefore, hiring a handyman for the job can be quite a hassle. Therefore, the only way to save money is to understand the project and do it yourself.
Painting can be a bit of a challenging project at first. However, if you know how to get it done, you will not have any problem. Here are the detailed steps of painting your luxury property:
Calculate the total amount of paint you need.
Prep the room by covering all the furniture and the floor to keep them from getting sprayed.
Always roll the roller from top to bottom in a single motion with long strokes. Follow this pattern.
The second coat always comes after a few hours.
#5 Removing Wallpaper
If you think repainting the wall is a hassle, wait till you have to remove and reapply wallpaper. However, it is not as difficult as it sounds if you know how to go about it. Therefore, do not be alarmed.
Most hardware stores will have something called a scoring tool. This tool will allow you to penetrate through the layers of your wallpaper and apply the chemical agent that will soften the glue and fabric. Once soaked enough, you will be able to use a putty knife to remove the wallpaper.
#6 Leaky Sink
A leaky sink is exactly like a sneaky link. It is silent and can become a big problem when it comes to light. A leaking sink can cause major water damage, unless you know how to handle it with technical expertise.
The easiest fix for a leaking sink is finding the leak and using a wrench to plug it by tightening the joints. Most leaks happen near the joints. Therefore, they need to be tightened with proper tools.

However, you can ease the burden by being more independent and knowing how to fix minor problems. This will increase your workload, but can also help you save external costs.
