Certain areas in your home are more likely to develop wood rot or dry rot than others. Outdoor decks, areas with damaged roofing, wet rooms, basements, bathrooms in need of repair, windows, and exterior doors are all susceptible to letting in or building up moisture.
Try to look for these damages yearly to keep your home in check. A good time is before winter sets in because moisture and leaks can become big trouble once the freeze sets in. Bring a flashlight and a long-handled screwdriver with you. Discoloration, softness, smell, and swelling are all signs of rot. Check around siding, windows, basements, crawlspace, perimeter wood, walls and floors around sinks, tubs, and showers, and more.
The first step to repair wood that has been damaged to dry it out. Put a dehumidifier near the area and be sure to repair the leaks or wherever the moisture is seeping in first before you begin drying. Once the wood has dried out, use a copper or borate wood preservative to seal the wood. After this has been applied and dried out, be sure to check back and see if the seal is holding or if moisture is still getting into this area and causing more damage.
