If you are planning on having your home exterior repainted, and you live in a community with a homeowners association (HOA), you have to make sure you have approval from the HOA before you proceed. Here’s how.
An HOA provides guidelines for the members of its community, with the aim of preserving and enhancing its property values. Most guidelines are appearance-oriented, which is why homes in a community with an HOA have a uniform look. A document called covenants, conditions and restrictions (CC&Rs) lists all the things that you can and can’t do to your home. You will want to consult this before you plan any exterior changes to your home; otherwise, the HOA may impose penalties. You may also be asked to repaint your home so it conforms with the HOA guidelines.
The CC&Rs or your monthly HOA bill may list the property management company’s contact information. Your HOA may have a website that explains the process and links to downloadable request forms. If your HOA doesn’t have a list of color samples, call them, and ask for it. You may receive swatches, color names and maybe even specific color codes and paint brands. Let the HOA know if you’re planning on painting the house yourself or if you’re hiring professionals for the job in case the board has to approve your choice of contractor or handyman.
The review process may take a couple of weeks to a month. Factors like whether the color matches your home’s current one and whether it’s too similar to your neighbors’ homes will be considered. If your choices weren’t approved the first time, you may have the option to appeal or resubmit your request with new appropriate changes. A representative from your HOA may offer coaching on which colors would look best for your home.
